How a Deal Reaches Our Investors

Apta does not present an offering to our investor community until the deal has cleared our internal underwriting and the operator has been validated. The process below applies to every offering we sponsor.

Opportunity Sourced.

Our team and strategic partners surface opportunities through direct relationships with operators, brokers, and sellers. We see significantly more deals than we present.

Initial Screen and Feasibility.

Asset class fit, market fundamentals, sponsor track record, and capital structure are evaluated against our investment criteria. The majority of opportunities are passed at this stage.

Under Contract
A letter of intent or purchase agreement is executed. We begin formal due diligence, third-party reports, and financial modeling.

Due Diligence Completed
Property condition, environmental, market study, lease audit, and legal review are completed. Underwriting is finalized and the offering is structured.

Opportunity Presented to Investors
The 506(c) offering is released to our investor community. Verified accredited investors receive the private placement memorandum, financial model, and a live webinar walkthrough.

The majority of opportunities are passed before reaching due diligence. Only opportunities that complete full underwriting are released to the investor community as 506(c) offerings.
Apta-sponsored offerings are originated and sponsored directly by Apta Investment Group, primarily in medical office and community/grocery-anchored retail. Multifamily offerings are made available through Apta’s strategic partnership with 37th Parallel Properties, which serves as the multifamily sponsor.
